(Janesville, WI) – John Deere signed a 237,500 SF lease at 2929 Venture Drive to expand its distribution footprint in the City. With this lease, John Deere will now occupy nearly three-quarters of a million SF in the City’s Beloit Avenue Industrial Corridor. Originally constructed for and occupied by an automotive supplier, 2929 Venture Drive has been transformed from a single-purpose 706,800 SF building into a flexible / functional multi-tenant complex. This transformation was facilitated by $2.5MM worth of interior renovations that began in YR 2009.

Tom Simon (CBRE) provided owner representation, while Tim Reynolds (CBRE) provided tenant representation.

Helgesen Development Corporation (HDC), the property’s owner, is an integrated real estate design, construction, financing, planning and property management company. HDC has a real estate portfolio with approximately 2.3 Million SF, predominately anchored in IL and WI. With approximately 30 different (existing) clients, HDC’s experience traverses various industry sectors, including but not limited to: automotive, consumer products, food processing, industrial machinery, printing, transportation, wholesale, etc.

“Since 1949, HDC has continually positioned itself as value-added, integrated construction services company. We’ve made significant investments in the Janesville-Beloit MSA and we look forward to creating a win-win environment for our existing, as well as new, clients”, said Jeffrey Helgesen – President of HDC.

According to James Otterstein, Rock County Economic Development Manager, "This distribution project provides yet another visible example of Rock County’s advantages. Available, right-sized real estate combined with geography and an enhanced transportation network creates a compelling logistics business case.“
