500,000 SF Build-to-Suit Industrial Project Coming to the Janesville-Beloit MSA.

(Janesville, WI) Serta Simmons Bedding, LLC (SSB), one of North America’s largest sleep companies, announced plans this week to open a new 500,000 SF, dual-branded manufacturing facility in Janesville’s Park Place Innovation Campus – which is a certified, shovel-ready industrial park that is located at the corner of STH 11 and Beloit Ave. This new, consolidated and state-of-the-art facility will be developed and leased by a subsidiary of Zilber Property Group. Once operational in 2023, this facility will employ more than 300 – and then it will add another 100 new positions to the payroll within a few years.

“Our new Janesville manufacturing facility will become one of the largest dual-branded facilities in our network, enabling us to expand our capacity and continue to meet consumer demand for our trusted brands,” said Terry Litwiler, Vice President of Operations, Serta Simmons Bedding. “This new facility is a critical part of our broader effort to optimize our manufacturing footprint to ensure we are delivering for our retail partners and consumers, while creating an industry-leading work environment for our employees.”

To facilitate the project, the City of Janesville provided a Tax Increment Financing package.

Serta Simmons Bedding, LLC is one of the largest manufacturers, marketers, and suppliers of mattresses in North America. The company, which is based on Atlanta, has a rich manufacturing history in Wisconsin that goes back more than 150 years. SSB’s bedding brands, Serta® and Beautyrest®, are distributed through national, hospitality, and regional and independent retail channels, as well as direct-to-consumer platforms, throughout the United States and Canada. SSB also owns the Simmons® and Tuft & Needle® mattress brands. 

Over the last five years, Zilber Property Group (ZPG) – which is headquartered in Milwaukee and is the trade name that Zilber Ltd. markets its commercial real estate activities – has been very active in the Janesville-Beloit MSA. To date, the aggregate impacts of ZPG’s I-39/I-90 Corridor new construction and existing portfolio acquisition activities will soon be approaching three million square feet.
